Most of Zone D has no power available especially near I-75. We do not buy any land in this area if it doesn't have power as it could be many years until power reaches these areas. San Mateo area east, north of Hillsborough Blvd. Both sides of I-75. Based on the Florida MLS there are currently about 25 lots pending in this area priced between $2,500 and $9,900. Recently sold in the past 6 months around 65 lots priced between $1,000 and $10,000 average price being around $2,500-$5,000. There are currently around 120 lots listed for below $6,000 in Zone D. The majority of lots currently for sale are listed between $3,500 and $7,000.

Zone C is North Port Estates and there are mostly large parcels of land and larger homes in this area and there is traffic noise from I-75. West of Toledo Blade and north of I-75. We normally do not buy in this area.

*Zone A* has the most desirable lots in North port. The area rarely floods and new homes are being built all over Zone A. Lot prices continue to increase in this area. East of Toledo Blade, north of Hillsborough Blvd, west of San Mateo and East Price area south. Based on the Florida MLS there are currently 20 lots pending priced between $7,500 and $29,900. Recently sold in past 6 months about 130 lots priced between $5,500 and $17,000 average price being around $6,500-$10,000. There are currently 0 lots listed on the MLS for under $6,400 in Zone A. The majority of lots currently for sale are listed between $8,000 and $12,000.

Zone F is an older area of North Port that is subject to flooding and very few new homes are being built in Zone F. This area also has higher crime rates. West of Salford Blvd. to the border of North Port near Biscayne south to Warm Mineral Springs. We do not buy in this area. Based on the  Florida MLS there are currently 15 lots pending in this area priced between $3,500 and $19,900. Recently sold in the past 6 months around 55 lots priced between $2,800 and $39,000 average price being around $7,000. There are currently 7 lots listed under $6,000 in Zone F.  The majority of lots currently for sale are listed between $6,000-$9,000.
